About the FRMA

The Fountaingrove Ranch Master Association

Fountaingrove Ranch, one of California's most dynamic and beautiful communities, meanders across the northeastern foothills of the Mayacamas Range within the city limits of Santa Rosa. More than 800 distinctive homes and condominiums populate thousands of acres of oak, fir and redwood-studded hillsides, ridges and canyons surrounding a championship 18-hole private golf course, lake and open space

Fountaingrove Ranch is comprised of many distinct neighborhoods, each conceived to offer unique qualities, advantages and settings. Some neighborhoods are also homeowner sub-associations of the FRMA.

Please note that some adjacent neighborhoods are not annexed into FRMA, e.g., Fountaingrove II, Fountaingrove Meadows, Sunset Vista, Nielsen Ranch and Skyfarm II. Fountaingrove II, which lies to the south and east, is comprised of more than 500 homes and has its own HOA.

All Fountaingrove Ranch neighborhoods share a master set of Covenants, Conditions and Restrictions (CC&R's insert link to doc), which apply to all 800+ homes and condominiums within the Ranch’s footprint. Homeowners remit dues to the FRMA HOA to manage implementation of the CC&R's.

Sub-Associations

Several neighborhoods are also legal sub associations (homeowner associations in their own right) that include a special set of neighborhood-unique governing document and CC&R's as well as all the requirement of the master CC&R's.

There are four sub associations at Fountaingrove Ranch:

  • Stonefield
  • Fairway Knoll
  • Second Fairway
  • The Oaks

Homeowners in a sub-association remit separate dues for implementation of CC&R's unique to their sub-association, e.g., for the cost of common landscape maintenance on their private property and commonly-held open space.

Neighborhoods

There are many neighborhoods with unique architectural flavors, distinctive characteristics and common geographical properties. Some neighborhoods line golf course fairways or water features. Others command sweeping views. Still others employ cul de sacs to achieve quiet privacy:
